The basics
What is Airbnb co-hosting?
Airbnb gives your holiday home access to an established marketplace of guests actively looking for somewhere to stay. Rather than trying to recreate that reach through a separate booking website, we focus our expertise on making Airbnb work harder for your home.
That means using the platform’s data, tools and insight to make informed decisions about how your home is presented, priced and positioned. And because we co-host, the value built through your Airbnb listing, its history, reviews and reputation, remains with you, while we manage its performance and the day-to-day on your behalf.
What it involves
The work behind a well-run Airbnb listing
A successful Airbnb listing takes more than putting it online. We focus on the things that influence how your home performs, how guests experience it and how Airbnb sees it.
-
Airbnb listing optimisation
We regularly review how your property is presented on Airbnb, refining imagery, descriptions and listing content to help your home stand out and turn more interest into bookings.
-
Smarter pricing and occupancy
A full calendar is only part of the picture. We balance price and occupancy using demand, seasonality and booking patterns, focused on making the most of every date you choose to let.
-
Airbnb visibility, rankings and reviews
We stay close to the factors that influence Airbnb performance and how the platform evolves, using reviews and listing insights to help your home remain competitive and visible to the right guests.
-
Guest Favourite performance
Our local Hosts look after guests throughout their stay, helping your home earn stronger reviews and achieve the standards Airbnb recognises through Guest Favourite status.

Good to know
The Airbnb details Owners often ask about
An Airbnb co-host is the person or team an Owner brings in to do the hosting work, on the listing and on the ground. With HolidayHost, that’s your local Host on the ground and an expert team behind them, looking after your guests, the changeovers and the listing itself. How co-hosting works has the full picture, including what happens to your listing and reviews.
Our co-hosting fee is 9% + VAT of the gross booking value. Airbnb charges its own platform fee separately. There is also a one-off onboarding fee of £249 + VAT when you join, and professional photography is an additional cost if recommended.
What’s included explains what our 9% fee covers, while Better returns explains the other costs you might need to pay and how they affect what you earn.
No one can honestly promise a position: Airbnb decides what to show each guest, and nobody can buy their way up. What we can do is understand the factors that influence performance, stay close to how the platform evolves and continually apply that knowledge to your listing.
The aim is to give your home the strongest opportunity to stay competitive and visible to the right guests.
Yes. Guest Favourite recognises individual homes that consistently deliver highly rated, reliable stays. Airbnb considers factors including guest ratings and reviews, communication and reliability, and reassesses eligible homes every day. We focus on the things that contribute to that experience, from how your listing is managed to the way your local Host communicates with and looks after guests throughout their stay.
Yes. Because you remain the listing owner, your Airbnb account can achieve Superhost status as your hosting history builds. Airbnb assesses Superhost status quarterly, looking at factors including ratings, bookings, response rates and cancellations.
Your local Host manages guest communication and bookings day to day, helping you work towards and maintain the standards Airbnb expects.
Yes. We manage holiday homes on Vrbo as well, and you can be listed on both. Vrbo management has the detail, including what being on both involves.
