Joining starts with a conversation with your local Host about your holiday home, what you want to achieve and where you are now.
If you’re new to holiday letting, they’ll guide you through what needs to be in place before your first guest arrives. If you’re already letting, they’ll work through the move from your current arrangement, including your existing bookings where needed.
From there, we’ll agree what needs to happen and when, so you have a clear route from where you are now to being fully set up with HolidayHost.

Your holiday home goes live
Once everything is ready, your listings go live on Airbnb and Vrbo and can start welcoming bookings. Our expert team keeps a close eye on pricing and performance, while your local Host is ready to look after your guests and your home. The practical details
A few things you might want to know before joining
The time it takes can depend on your property and where you’re starting from. Your local Host will explain what’s needed and agree a realistic timeline with you, including any existing notice period or bookings that need to be considered.
If you decide to join HolidayHost, there is a one-off onboarding fee of £249 + VAT, covering your onboarding visit(s), the setup of your property and your booking platforms. Once you’re up and running, our fee is 9% + VAT of the gross booking value. If you don’t receive bookings, we don’t get paid. Airbnb and Vrbo charge their own platform fees. We’ll review any existing photography and, if new professional photography is recommended, this is charged separately. Better returns explains in more detail what else you might need to pay for.
You don’t need to have everything ready before speaking to us. Your local Host will get to know your property, explain what needs to be in place before welcoming guests and support you with the preparations needed to get started.
If you own your existing Airbnb listing, we can work with what you’ve already built, so your reviews, booking history and reputation stay with you. If your letting agent or current provider owns the listing, it can’t move with you, so we’ll create and optimise a new listing for your property as part of getting you set up.
Confirmed bookings on a listing you own stay where they are. If you have bookings through another provider, we’ll take those dates into account and block the availability in your HolidayHost calendar to avoid double-bookings. Your local Host will work through what’s already in place with you as part of planning your move.
Yes. We’ll take your existing arrangements into account when planning your start with HolidayHost, including any notice period you need to complete, so we can agree the right timing for your move.
Payouts reach your bank account monthly, covering the previous month. Your Owner App shows future and received income alongside your monthly expenditure and statements. Better returns sets out the payout dates in full.
