Occupancy, costs and getting paid
Not at any price. Full occupancy doesn’t necessarily mean the best return. Two short stays back to back at the right rates can sometimes be worth more than one seven-night booking, even after the additional changeover cost. That’s why we consider the return from each booking alongside occupancy, rather than focusing on filling every available night.
No. The ongoing work we do to optimise your listing and improve its visibility on Airbnb and Vrbo is part of our service. We review how your home is presented and performing to help it reach and appeal to the right guests.
Airbnb and Vrbo charge their own platform fees for bookings made through their marketplaces. These are separate from the HolidayHost fee and are managed by us as part of your letting arrangement.
Payouts follow the stay, not the booking. If a guest books in January for a week in August, that week reaches you in the September payout, once the stay has happened.
There are some additional costs to be aware of. We charge a one-off onboarding fee of £249 + VAT when you join HolidayHost, and Airbnb and Vrbo charge their own platform fees for bookings made through their marketplaces. The usual costs of running your holiday home, such as changeovers, linen and insurance, also remain your responsibility. We’ll talk you through the costs that apply to your home before you decide to join, so you have a clear picture from the outset.
If new professional photography is recommended, we’ll discuss the cost with you before arranging it.
We don’t rely on automated pricing. Our team considers demand, seasonality, booking patterns, local events and how your property is performing, using technology and data alongside experience and judgement. We review pricing throughout the year and make adjustments when we believe they can improve the return from the dates you choose to let.
