The 9% fee

What am I getting for my co-hosting fee?

Your 9% + VAT HolidayHost fee covers the day-to-day running of your holiday let and the expertise to help it perform at its best. Your Host is your main point of contact, getting to know your home and overseeing things locally, while our expert team manages your Airbnb and Vrbo listings, pricing and performance.

Changeovers and some other property costs remain separate. We make these clear, so you know exactly what’s included in your fee and what isn’t.

We manage your holiday home across Airbnb and Vrbo, keeping pricing, availability and bookings aligned between the two. This puts your home in front of guests across both platforms, while we manage everything as one joined-up letting.

Changeover management

Run by a network your Host already trusts

Your Host arranges and oversees changeovers between stays, working with trusted local cleaners and laundry services or an existing supplier you’re happy with. In some areas, your Host also owns or works closely with the changeover business, creating an even more joined-up service.

If you prefer to carry out your own changeovers, you can. The coordination is included in your HolidayHost fee; cleaning and laundry costs remain separate.

Your listing is created to give your home the best chance of being found and chosen, with an inspiring description, purposeful photography and the right amenities, settings and information in place.

Once live, we keep reviewing and refining it, using booking patterns, performance data and our understanding of what influences visibility across Airbnb and Vrbo to keep your home one step ahead in a competitive market.

Knowing who’s coming, and looking after them when they arrive

Every booking is reviewed before it’s confirmed, using Airbnb and Vrbo’s own checks alongside our own criteria. It helps us understand who is coming and spot anything that doesn’t feel right before a stay begins.

Once guests arrive, your Host is nearby and their point of contact throughout their stay, answering questions, sharing local knowledge and stepping in if something needs attention. If something does go wrong, they’re able to see what’s happened in person, often within a matter of hours, and help get it resolved.

Booking management

From first enquiry to checkout

Questions start before a guest books and continue right through to checkout. Your local Host is the named point of contact for guests, managing the booking and communication around it, from responding to enquiries and confirming details to answering questions, handling changes and keeping everything on track throughout the stay.

Your own use of the home is part of that too. You decide when your holiday home is available to guests, so the time you want to keep for yourself stays yours.

You only pay us for what we do

Keeping property costs separate gives you greater clarity, choice and control over what you pay.

What do I pay for changeovers?

Arranging and overseeing changeovers is included in your HolidayHost fee. Cleaning and laundry are charged separately by the supplier, with the cost depending on your home and the arrangement you choose. You can use an existing supplier, work with one recommended by your Host, or carry out your own changeovers.

What platform fees will I pay?

Airbnb and Vrbo charge their own fees for bookings made through their platforms. These are separate from HolidayHost’s 9% + VAT fee and are deducted from the booking income before your monthly Owner payout.

What other property costs are separate?

The everyday costs of owning and maintaining your holiday home remain yours, including things like repairs, maintenance and replacement items. Your Host can help arrange trusted local tradespeople and suppliers where needed, while keeping you informed of what’s required.

Are there any costs when I get started?

There is a one-off onboarding fee of £249 + VAT when you join HolidayHost, covering your onboarding visits, the setup of your property and your booking platforms. We will also review your existing photography to make sure it is suitable for your Airbnb and Vrbo listings. If new professional photography is recommended, the cost is agreed with you and deducted from your first Owner payout.
