Payouts, fees & costs
On our App you can monitor your financials in realtime. That includes:
- Future income from bookings secured
- Income received to-date from bookings
- Monthly expenditure to-date on bookings
You receive the monthly Payout to your preferred bank on the 10th of each month (or the next working day if the 10th falls on a weekend or bank holiday).
The Payout is your earnings from the bookings arriving in the previous month. Earnings is the income received from those bookings less the fee due to Airbnb/Vrbo and the HolidayHost fee.
If you have asked us to pay your changeover supplier, this will be deducted from the payment too.
The net income from your holiday home is your booking income less your direct costs. Net income can also be termed ‘Gross Profit’. Net income is more important than income or simply bookings quantity. As the saying goes, income is vanity and profit is sanity.
Our outlook pays attention to your net income so in our approach we account for the direct costs you’re incurring. Direct costs that will be incurred when you let:
- Fee to HolidayHost
- Fee to Airbnb/Vrbo
- Charge related to the changeover like cleaning, linen and toiletries
Our profit-oriented look at bookings achieves you a greater net income. Setting minimum booking values, resisting premature algorithmic discounting arising from last-minute bookings, these are just some of the ways our owners know that they’re achieving more net income with us compared to traditional letting agent methods.
If you’re ready to get started, we’ll list your property within a week. Once your property is listed, your first booking can be secured. You’ll receive a payment on the 10th of the following month.
Our fee is simply 9%+VAT of the booking value. We do not charge any contract renewal or retainer fees. If we don’t get bookings, we don’t get paid. Like all financial information and documents, the fee and the invoice for the fee is available on the App anytime, anywhere.

While the majority of our owners like to receive, review and pay their contractors directly some owners will ask us to do it for them and we’re set up to do so. For accounting purposes, these payments are treated as a disbursement, which means that though we receive and pay the invoices, we do so on your behalf and the 3rd party invoices remain addressed to you (the 3rd party’s invoice value does not attract a fee from us). Like all financial information and documents, the 3rd party costs and invoices are available on the App anytime, anywhere.
The professional photoshoot is arranged by us and there is a fee for the shoot. The rights to the photos are yours as a result of the purchase. A professional photoshoot vastly improves viewings of your listings, bookings and earnings and enabling a higher price point for your property; so, all round, a professional photoshoot boosts your net income and is a worthwhile investment.
Net income, pricing & promotion
Providing maximum net income to each owner is our top priority, as our owner reviews support.
Our expert team retains a tried and tested pricing model, which is updated regularly to account for familiar demand fluctuations day-to-day in your area, analysis of our own system data and reports from smart pricing systems. Then, building on this, we develop a bespoke pricing model for your holiday home, accounting for factors that are broad, like travel or macroeconomic trends, – and local factors known to us in our communities like such as local/regional events or the amenities of holiday homes neighbouring your own, and of course accounting for the strengths and opportunities for guests at your holiday home, like outlook and services.
Pricing is not a single event but an ongoing consideration. We monitor your listing’s statistics, for example number of prospect guests viewing your listing and the number of bookings secured. Your holiday home’s base pricing is reviewed and increased regularly, with occasional ad hoc adjustments. You can monitor day-to-day pricing directly via your Airbnb listing access.

Your property will be listed on Airbnb. Airbnb provides 21% of the UK’s stays in 2025 and growing – considerably more than any other online or offline travel agent (the next being Sykes, at 17% of stays). We also evaluate the opportunity provided by Expedia Group to list you on Vrbo. Vrbo requires an annual fee but can be a worthwhile investment for a minority of coastal holiday homes, at time of writing.
Yes! If your property isn’t listed yet, we’ll set up the account with you. During the time your property is listed with us, you will retain direct access to your Airbnb account. With an account you enjoy the benefits of accruing reviews, badges like Guest Favourite and vouchers.
In recent years the desire for 6, 5, 4 and 3 night breaks has surged, with industry bodies reporting up to 60% of bookings under 7 days. Why? With more people working remotely or on flexible schedules, shorter, more frequent breaks have become easier to plan, more budget-friendly during times of economic uncertainty and travellers are opting for multiple short breaks throughout the year instead of one long holiday.
We welcome this demand but manage it carefully to protect your net income from unnecessary changeover-related costs. For instance, while a three-night stay only fills 43% of the week, we’ll typically price it close to the full weekly 7 day booking rate. For example, when your holiday home appeal is at its peak point on the calendar, we will not accept a short break until four days prior to arrival. These and other revenue management tools are applied to achieve you maximum net income. We prioritise longer stays that require fewer changeover related services and goods.
Our expert team retains tried and tested promotional discounting strategies, which are updated periodically informed by market data sources, also accounting for factors like travel and consumer trends. Building on these for your holiday home, our unique approach here at HolidayHost, from the heart of our communities, is to tailor discounting by local factors especially like weather forecast and new availability due to cancellations. You can rest assured that tools like the discounts and the minimum booking value are introduced necessarily to achieve the highest performance from your holiday home.
For the onboarding of your property to HolidayHost, onboarding visit(s) to your holiday home and the booking platform there is a one-time onboarding fee of £249+vat.

We provide holiday hosting and co-hosting services and we do so 24/7 365. We do not manage your property maintenance but can provide lists of reliable suppliers of property services to take care of your holiday home and in some areas our experience leads us to be able to shortlist preferred suppliers.
In the case of a property emergency we will contact your designated point of contact for property management or you in the absence of one. If you are likely to be unavailable in emergencies we highly recommend that you engage a 3rd party to be available in and out of hours.
If the points of contact provided are unavailable in the case of an emergency, while it is not a part of our service, we will feel beholden to act for your guests. If we must manage the engagement of, for example, an emergency plumber to safeguard your interests, the 3rd party charge will be disbursed to you and an arrangement fee charged to you of 25%+vat.
Your holiday home has a business value and for owners of holiday homes it is often the case – when selling – that one of the buyer’s desires will be to retain the net income and general business value. When you sell your property, if the buyer intends to continue to let, the buyer is introduced to HolidayHost and the existing guest bookings existing can be honoured. If the buyer intends for the property to be private and not to be a holiday let then stays on dates beyond the date of the sale’s completion are cancelled. Your owner agreement with us terminates on the sale of your property. If you are thinking of selling, please speak to your Host.
Visits by me, friends & family
Yes. We provide owners with unincumbered flexibility to use their holiday home. All you need to do is log in to the HolidayHost App. If the dates are within 7 days, to block your dates you will need to email your Host.
Safeguarding & security
We understand that safeguarding your property is a priority. Every guest is vetted. Our model of service, from the heart of our communities, enables vetting to be of a greater extent than traditional models of letting.
Every guest is required to verify their identity through Airbnb/Vrbo’s built-in systems. Guests have a full profile with a profile picture, about me, reviews from past stays, the number of trips booked and whether they have verified with ID.
We review guest profiles, including past reviews, booking history, and verification status. If a guest has no reviews, our team personally contacts the guest to understand the purpose of their stay and assess suitability.
We look at multi-guest group composition and other indicators to identify potential risks. Our team is trained to spot red flags and cross-check guest details manually.
Combined with 24/7 guest support and local community monitoring, this thorough vetting process helps ensure your property is in safe hands.
We have stringent processes in place to thoroughly vet our guests. When damage is recognised by your guest, your property services supplier or yourself, an assessment is made of whether this is caused by fair ‘wear and tear’ or through misuse or negligence. If it’s not wear and tear then those guests at fault will be made liable for the cost to remedy.
In the event of damage caused by the guest, prompt and thorough communication is key. We should be informed by your designated point of contact or by yourself straight away, with clear description of the damage, photos of the damage (ideally date/time stamped) and an initial estimation of cost, also if more detail should be expected, what and when this will be available.
We will engage Airbnb/Vrbo, also notify and work with the guests, to resolve the claim, working closely with our key account managers at these booking platforms in the event that guests dispute the amount.
Airbnb’s AirCover for Hosts provides up to £2.3 million in damage protection, including for contents, deep cleaning and pet damage (certain high-value items are not covered).
Having an independent inventory before you let and every 12 months can be important in the event of damages. These days 3rd party suppliers of services associated with changeovers are increasingly completing written and photographic checks of your property between guests, which is also helpful. These provide an objective basis to verify the state of any items before and after the guest stay and help support the case if there are any damages identified.
Most standard home and landlord insurance do not cover for the property being a holiday let. Specialist short-term let insurance policies are readily available to ensure you’re fully protected. Speak to your Host who can put you in touch with suitable insurers.
It is essential that your holiday let complies with local and national regulations for your guests’ safety and to safeguard your interests. Our service agreement provides a helpful checklist and we recommend that you contact your holiday insurer for guidance on the requirement and if you engage a property management supplier to speak to them about how they can help.
