What does a co-host actually do day to day?

12 May, 2025

A co-host handles the daily operations of your holiday let: guest communication, booking management, changeovers, pricing adjustments and on-the-ground problem solving. Here is what a typical week looks like for a HolidayHost Local Host.

If you have been reading about what co-hosting is, you will know the broad strokes: a partner who manages your holiday let while you keep control. But what does that actually look like in practice? What does a co-host spend their time doing?

Here is a realistic, week-in-the-life view of what our Local Hosts do for the properties they look after.

Guest communication

This is one of the biggest time commitments in holiday letting, and one of the first things owners notice being lifted from their shoulders. A typical week might involve:

  • Responding to booking enquiries and pre-arrival questions
  • Sending check-in instructions and local recommendations
  • Handling in-stay requests (extra towels, heating queries, local restaurant tips)
  • Following up after checkout to encourage reviews

Speed matters on platforms like Airbnb. Responding within an hour is a key factor in maintaining strong rankings, and our Hosts are set up to do this consistently.

Booking and calendar management

Your co-host monitors your booking calendar across all platforms, ensuring there are no gaps that should be filled and no conflicts between channels. This includes:

  • Reviewing upcoming bookings and flagging any special requirements
  • Coordinating with the HQ pricing team on rate adjustments
  • Managing last-minute booking requests
  • Blocking dates for owner use when requested

Changeover coordination

Every guest departure triggers a changeover. Your Local Host coordinates the entire process:

  • Scheduling cleaners and laundry collection
  • Inspecting the property after each guest
  • Restocking consumables and welcome supplies
  • Reporting any maintenance issues or damage

This is the hands-on, on-the-ground work that sets co-hosting apart from remote management. Our changeover service page explains this in more detail.

Property checks and maintenance

Between guests, your Host keeps an eye on the property. This might mean checking on a boiler during cold weather, arranging a gardener visit, or meeting a tradesperson for a repair. Small issues caught early rarely become expensive problems.

What the HQ team handles behind the scenes

While your Local Host manages the physical property and guest relationships, our central HQ team handles:

  • Listing optimisation and ongoing platform management
  • Pricing strategy and rate adjustments based on demand data
  • Performance reporting through the owner app
  • Marketing and listing promotion

A well-managed holiday let property looking guest-ready

This dual model, local presence backed by central expertise, is what makes co-hosting different from both traditional agencies and DIY management. For a deeper look at the benefits of co-hosting, see our full guide.
