Deciding to work with a property manager or co-host is a big step. Whether you are new to holiday letting or switching from another provider, it is natural to wonder what actually happens once you sign up.
At HolidayHost, we have onboarded hundreds of properties across Cornwall, Devon and Wales. Here is a realistic picture of what your first month looks like, so there are no surprises.

Week 1: Property audit and introductions
Your journey begins with a visit from your Local Host. This is the person who will be your dedicated partner on the ground, someone who lives in your area and knows the local market inside out.
During this first visit, your Host will:
- Inspect the property and assess its letting potential
- Identify any quick improvements that could boost bookings (presentation, furnishings, guest essentials)
- Discuss your goals, availability preferences and any personal use dates
- Review your current compliance position (gas, electrical, fire safety, insurance)
You will also be introduced to the HQ team, who handle listing optimisation, pricing strategy and platform management behind the scenes.
Week 2: Listing creation and optimisation
If your property is new to the market, our OTA team will build your listing from scratch on Airbnb, Vrbo and any other relevant platforms. If you already have a listing, we will carry out a full review and optimisation.
This includes:
- Writing compelling, keyword-rich titles and descriptions
- Setting up your calendar and availability rules
- Configuring pricing, minimum stays and seasonal adjustments
- Arranging professional photography if needed
This is not a quick tweak. It is a strategic overhaul based on how platforms like Airbnb and Vrbo actually rank and surface listings to potential guests.

Week 3: Pricing and positioning
Our pricing team sets your initial rates based on local market data, comparable properties, seasonal demand patterns and your property’s unique features. This is not automated dynamic pricing left to run on its own. It is expert, human-led pricing that balances occupancy with booking value.
We will also set up your owner app, giving you real-time visibility of your bookings, earnings and performance from day one.
Week 4: First bookings and ongoing support
Most properties begin receiving enquiries and bookings within the first two to four weeks of going live. Your Local Host will coordinate the first changeover, welcome your first guests and handle any questions or issues that arise.
From this point on, you are in the rhythm. Your Host manages the property day to day, the HQ team monitors performance and optimises your listing continuously, and you stay informed through the app and regular updates.
